Horncastle Plc are to develop a business park at Newport close to Junction 38 of the M62- just one junction along from their Ozone distribution and light manufacturing park which which is being built near junction 37 at Howden.

The new 17-acre site at Newport will provide some 220,000 sqft of accommodation for both office and industrial buildings. Horncastle are now preparing a development brief for discussion with East Riding of Yorkshire County Council and will be submitting planning later in the year.

The two storey offices will range in size from 2,000 to 5,000 sqft, and the industrial building will be from 10,000 to 50,000 sqft.

Horncastle Director Ian Hodges said: " There is an increasing demand for offices to meet the needs of small to meduim sized businesses in this area.

" This demand is particularly strong from business owners who wish to purchase property for self- invested personal pension plans."

" The offices and industrial buildings will be located in separate areas of the site and there will be strong empahsis on creating a green environment, with substantial landscaping." he added.

Mr Hodges said the Newport and Ozone developments were part of Horncastle's strategy of becoming a leading provider pf business space in the region.

At the 32-acre Ozone site, Horncastle are now starting to construct the first unit - a 44,330 sqft building which will be available to let following its completion in March 2007.

With a frontage position on the site, the building has the capacity to be expanded by up to 50 per cent.

Horncastle are offering a range of purchase/ lease options for companies. They can purchase a freehold finished unit from Horncastle on a design and build package, or take a lease on a unit which Horncastle will build to their specification. 

Units are also being built speculatively. 

The Ozone has created strong interest from businesses, and one major plot has already been sold.

The ImageData Group is to build a 67,000sqft state-of-the-art digital printing facility on the site to compliment the group's existing production sites in Willerby, East Yorkshire, Leeds and Brighton.

Mr. Hodges said: "Both the Ozone and Newport sites are ideal locations for businesses because they are on the M62 and only a few minites away from the M18 with it's excellent links to the M1 and just 15 minutes away to the A1M with it's North/ South connections.

" You are also within easy reach of the ports of Hull, Grimsby and Immingham and the airports of Humberside and Robin Hood, which provide direct access to capitalise on the increase in trade with Europe. There is also an ample supply of local labour close by in Howden and Goole.
