Work is nearly finished on the first unit of the East Yorkshire £20m distribution and light manufaturing park.
The first unit on the Ozone, which is being built by Horncastle Plc at Junction 37 of the M62 at Howden, will be ready for occupation by the end of March.
Unit 2 will extend to about 44,349 sqft on a plot of 4.3 acres, at the entrance of the to the 32 acre development.
Horncastle director Ian Hodges said: " It will showcase the Ozone scheme and will act as a catalyst for the development of subsequent units".
The building has a clear span for maximum use of space, a generous service yard and the potential for it to be extended by a further 50 per cent if required.
The Ozone development will comprise seven units ranging from 25,565 sqft to 73,466 sqft. There is also the potential to combine plots and create larger units of up to 200,000sqft if required.
Mr. Hodges said: "The Ozone will be an excellent location for a logistics of light manufaturing company because it is only five minutes to the M18, with its excellent links to the M1, and just 15 minutes to the A1, with its north and south connections".
"You are also within easy reach of the ports of Hull, Grimsby and Immingham and also the airports of Humberside and Robin Hood.
Horncastle Plc is making Unit 2 available to lease and is offering a range of purchase and lease options for subsequent units.
One plot on the development has been sold to imageData Group. The firm is going to build a digital printing facility.
