The site of a former fish factory could soon become home to Hull's biggest trade park and is expected to create up to 300 jobs.

The development will provide a centre for associated trades such as builder's merchants, plumbing and electrical stockists, kitchen and bathroom suppliers and auto parts and service centres, together with a range of office accomodation.

The Horncastle Group has submitted plans to develop the land close to the A63 Clive Sullivan Way at the Brighton Street turn off, opposite The Junction retail park.

The 6.9 acre trade park will provide 95,000 sq ft of accommodation made up of 55,000 sq ft of trade units and 40,000 sq ft of grade A office accomodation.

The Brighton Street site used to house railway sidings and a Marr Foods fish processing factory, which closed in 2005.

Horncastle director Ian Hodges said: "Hull has been lagging behind as far as trade parks are concerned. The Brighton Street site will be the first trade park to the west of Hull and by far the biggest in the area.

"At present many trade stockists are scattered around Hull in unsuitable premises which do not provide adequate facilities or customer parking.

"This scheme will give them the opportunity to relocate to a purpose-built development where the presence of each company will help to attract business for the other occupiers of the site.

"The development will also be ideal for companies from outside the area who wish to open branches in Hull.

"The scheme will also help to meet a strong demand for office accomodation. Hull has only had a limited avaliability of offices outside the city centre and, as a consequence, businesses have had to locate to office parks outside the city boundary."

The site is located in the Newington and St. Andrews ward, where the Pathfinder initiative is regenerating the housing stock. 

Mr. Hodges added: "Job creation is a priority for the ward, so the prospect of approximately 300 skilled and semi-skilled jobs being based at the site will help the area.

"The development will easily be visible and accessible to users of Clive Sullivan Way and we will ensure that its design will be of such a quality that it will help enhance the approach to the city."

Horncastle has two other major projects in the East Yorkshire, which are expected to create dozens of jobs.

The first unit on the Ozone- a new £20m distribution and light manufacturing park being built by Horncastle on Junction 37 of the M62, at Howden- is ready for occupation.

Horncastle has also acquired land to develop a business park at Newport close to Junction 38 of the M62.
