Southcoates Lane, Hull
Following the announcement that Metal Box, a company long associated with Hull, was to close its last remaining factory and move production out of the area we acquired the company's seven acre complex off Southcoates Lane in East Hull and drew up plans to redevelop the site.
- The site comprised workshops, offices and warehouses of various ages, from modern portals to older buildings.
- We demolished some buildings, decommissioned others (which involved stripping out and disposing of redundant machinery, fixtures and fittings) and built new offices, workshops and welfare facilities.
- A major challenge at former heavy industrial sites of this nature involves closing down and adapting electricity supplies. On this site we chose to construct a new substation and adjacent distribution room.
- We created eight new workshop spaces of various sizes and configurations, totalling 80,000 square feet. Our aim was to bring this space to the market at affordable rental levels for business users.
- We are pleased to see that most of the units are occupied by people making or processing goods – from timber to metal to packaging. Each business is prospering and we wish them well.
- St John's Business Park is now once again a thriving centre for employment and the site continues to play a part in the area's commercial economy.
